Ah, but has it been inspected?
Could we see the inspection report  ?

(Note in my area sellers provide an inspection report prior to accepting of bids :expressionless: ).

Which antelope come with the property? What are their names?

A signed authenticated inspection report with NFT by Nick Gromicko might make all the difference

No, it hasn’t ben inspected. I don’t think anyone is going to buy it for the house anyway, it’s three separate but contiguous deeds totaling 181.66 acres. But you can inspect it. If you are an InterNACHI member, I’ll give you the keys and you can stay a few nights.

Laramie is a pretty cool town. Passed through and spent an hour when I was moving to the Tennessee mountains a couple months ago. Wyoming is a great spot to…hunker down, for those into such. I’m going to be close to mountains with stills hiding, so I’ll stay here in the unlikely event. But, again, Laramie was a cool spot.

Wow that looks like a nice piece of property

Nick,
You have no idea how we wish we could figure out a way to make that work & stay in business too.

Wishing the absolute very best.

Well, it all depends. The real inflation rate is around 11%. If you made an offer that required me to carry the note at 3%, you are making 8% a year without doing anything.

Welcome back to our forum, Jeremiah!..enjoy participating.

What kind of terms are you will to accept?

Nick Gromicko, I sent you a couple of proposals. Here was my last one:
Were you thinking something more like this:
• Loan amount: $270,000.00
• Owner Financing: $4.50% interest.
• Monthly Payment: $1,368.05

That would be $16,416.60 (each and every year) for 30 years.

Let’s talk

If any member wants to use it, go ahead. No charge. Call me for the door code.

I thought this was this weeks Nick’s coats for kids auction. Right?

I am going to auction off a lot of real estate in 2022 for CCFK. Tues Night Auction is going to be insane this year.

That ought to be interesting.

I see your opening bid of $5.00 and I raise you to $5.01

I just added an additional 103 acres to the ranch.

Can you show the tract that was added?
