2026 Florida Building Code. What changes are coming

The draft of the 2026 FBC remains elusive to this date. But apparently some folks have been privy to what’s coming soon. Looks like there will be some significant changes.
Here’s some previews…

Seemingly some builders still haven’t caught up with the 2023 FBC changes…

Another article from our friends at FRSA-TRI…

Here we go, they finally released the FBC 2026 9th Edition DRAFT:

Looks like no proposed changes from 2023 regarding roof sheathing thickness/fastenings.

FWIW there was/is a discrepancy between the 2020 FBC R803.2.2.1 and the 2023 R803.2.2.1 where in the FBC 2020 0.120"D x 3" nails were included with 0.131"D x 2 1/2" nails as required for sheathing thicker than 15/32". In the 2023 and now the 2026 (DRAFT) the 3" nails are included with the 0.113"D x 2 3/8" nails allowable for roof sheathing 15/32" and lesser. I personally think it’s a typo. :man_shrugging:

There are significant changes to R704 proposed in the DRAFT with regards to fascia installations.

They have added a new Section regarding BIPV- Built In PhotoVoltic systems: R705 - BIPV systems for exterior wall coverings and fenestration.

Section 301.2(4) has a new Table regarding Garage overhead doors.

There’s a whole new section on Shared accessory rooms for multi- family dwellings.

It’s finally out.
