Do you disclaim hard coat stucco?

Wondering what the practice is out there. I’m not talking about EIFS. Wondering how many disclaim hard coat stucco or charge extra for it.

Why should we Joe, is my poll question?:slight_smile:

Maybe we all need to learn more of the system and not leave it out.

I’d be out of business if I disclaimed any stucco out here.

Was told by an inspector in my area that disclaiming hard coat was business as usual here. I was curious and wanted to see what others are doing nationwide.

Ditto down here, every other home has stucco in Florida.

Why is EIFS not included in this poll? Its the same issue, either you take the 2 hours of extra time to do intrusive inspections or disclaim it right?

Anyone who is walking around a stucco house and “inspecting” it needs to learn more about how the stuff leaks and rots houses where you can’t see.

Think your covered since the rot is not visible? On paper you are, in reality you will eventually get sued.

Same here in El Paso everything is Stucco as well

The thing that a lot of ex-perts over look is flashing that exits the water to the exterior of the cladding mainly sill pans for doors and windows and under decks,

I met Gary a few years back he told me I had to much passion for my trade.

I told him when I no longer had that passion I would be no different than the rest.

I do not like the one cote stucco, but moisture barriers and flashing are the real problems. IMHO

Stucco is not a problem at all. I make lots of money fixing stucco related issues. A home builder out of Melbourne, Fl is going to fully fund my children’ educations. Poor tyvek installs, no window sealer(unless you count stucco tape), not enough screws for the windows, poorly drilled/sealed shutter hardware, thin stucco not complete above windows and stucco bands, no caulking and finally cheap paint caused this four year old house to have major damage. I had framing members rotten and OSB that fell off the lath from the inside. Drywall and insulation ruined as well as baseboards and floor. The drywall installer knew there was a problem while the house was being built, because in several areas the insulation was actually removed before the draywall put in. These repairs cost 14K on this house alone. I am now looking at a third and fourth.

Where was the caulking missing from?

In the mullion, were the stucco was not complete(ie, corners missed by stucco bands) and around the hurricane shutter screws. Here is the one I looked at today.
