Brad, do you offer a life estimate based off materials & the visible hole observation or only the visible hole observation?
The RUL is based on the condition and age of the roof covering. Damage and/or leaks is separate.
If I see something with an active leak I state estimated life after repairs. Current expectancy would be 0 if it has failed already.
My form has a line " Any active leakage noted".
The NACHI forms states the same thing, Evidence of active leaks? Report what you see:cool:
