Hello guys


I have seen some aluminum windows from like a 1992 home


that when you open them they tend to be either hard to open


or slide back off the tracks .I do see past moisture on the bottom


of the tracks , but they should not jump off the tracks like that , why?

Hey Jane


Several good reasons why that could be happening if these are sliding units.

1. Worn out or damaged lower guide track, possibly dirt filled

2. Worn out rollers at the bottom and/or top of the unit

3. Weather stripping rubbing on the adjoining window

4. Window unit installed out of plumb

5. Window frame has been bent or warped.

6. Window rollers need to lubricated

Look at the window frame and guide track very carefully, pits and dents will affect how it operates

I agree with Paul on his evaluation of the problem as well. There are builders out there, however, that used windows that were designed for modular/mobile homes as they were much cheaper and just framed them to fit their applications. I have replaced a great deal of these type windows up here in the sierras. They are light weight and wobbly at best and cheap. These were found mostly in homes that were built in the early to late 80’s around here. Hope this helps.
