Your right on target. Realtor’s here in Indy are recommend the same thing. Waive inspection so the seller will put your offer at top.
We have been doing follow up inspections for people who have recently purchased houses who waived this option. I see a lot of law suits in future.

We are seeing more of this in our area. We are also seeing a lot of real turds being put on the market because the ‘price is right’ to unload these turds that have been neglected and sellers are taking advantage of the low inventory. Gads sometimes you just can not charge enough to cover the time reporting on these (overpriced) hot messes that are being dumped on the market.
