As Predicted All MLSs Will Include Home Energy Scores Provided by Home Inspectors

We set up other qualified inspectors around you to provide the QA. You’re permitted under our program to do a quid pro quo with other Assessors in order to make those QA inspection services free.

The DOE is going to be lowering the 5% rule as well. I’ll be giving a talk at the InspectionWorld conference with the DOE about this and other items in 2 weeks.

It will be difficult to explain to the crowd:

Even if another software reporting system comes out ;-)… ALL HOME INSPECTORS HAVE TO CHOOSE ONE OF THESE PARTNERS to operate under. The two national organizations are BPI and InterNACHI: http://energy.gov/eere/buildings/home-energy-score-partners And InterNACHI provides it for free to members.

InterNACHI is also the only home inspection association that is approved (anywhere) to fulfill this requirement. To operate under us (a DOE requirement)… you must join InterNACHI (an InterNACHI requirement).

Here is the approved list again: http://energy.gov/eere/buildings/home-energy-score-partners

The DOE will probably increase the motivation to use this scoring system until it becomes universal… IHMO.

The FHA is the one pushing it right now too. You get the ability to purchase more if the house has a score of 5 or higher, OR add the costs of the recommendations to the loan amount.

Does this apply to the Canadian listings as well? I can’t imagine that it does. From my understanding your reporting software is only compatible with the U.S. Is this correct? I would really like to become home energy certified.

The Home Energy Report and the Home Energy Score work on only U.S. homes.

Anyone on Earth may become a Home Energy Inspector by visiting Become a Certified Home Energy Inspector & Specialist - InterNACHI®

So nothing to do with the Canadian MLS then?

Ontario is leading the way: http://realtytimes.com/canadiannews1/item/38941-20151006-ontario-may-demand-mandatory-energy-audits-in-property-listings

OREA says the Ministry of Energy is “exploring an enforcement regime which would make the Realtor responsible for ensuring that the audit was completed and posted to MLS.”

ASHI is in the game along with several others

I’m on this as the 203K loan program also has a special deal for their EEM program or the “Energy Efficient Mortgage.” I have partnered with another guy locally who is doing the Internachi program. As it is we have finished the Internachi part and have been accepted into the DOE part.
Right now we held off a bit because of other obligations but I expect to have my DOE certification in a couple of months.
I’m not sure about home inspections and the energy testing but it will be popular on the 203K I believe.

DOE readily accepted my Internachi education.

Hook me up.

Hi, Joseph. Please visit https://www.nachi.org/homeenergyscore.htm for instructions on how to get hooked up.

Is there a ready market for this stuff in Florida?

The market is just starting which is why we just spent the last year integrating this into HIP. As the MLS starts posting this online, people are going to start wanting that data!

Yeah, living rural, it’s about IMPOSSIBLE to find the people to work with… I was on track to do it, but could NEVER find anybody to finish up with. I’ll try again maybe next month…are the original links still good?

Bump

Yup, they all should be. There’s some ways to get this done via the phone by contacting DOE directly if there’s no one near you that you can go out with.

I could never find anyone to work with so I lost my certificate to do them. Now I have to start over, I never got any response from those that said they were going to help me out. That was last winter. So I can’t do them even if I wanted to. Great ideas still need to work. Thanks, John

Hi Ben,

What is the difference between performing a Home Energy Audit and a Home Energy Score? Are the final reports the same?
