Barndominium Inspection

Hello, I did my first barndominium inspection today and would appreciate some expert second opinions.

This is a two-story home built inside a barn or workshop. It was built in 2014 or 2015.

I can see daylight where the roof meets the walls on the gable ends inside the barn. Assuming that’s a defect to call out as improper, right? Photos attached. Would that be part of the interior or garage section?

There’s also an unexpected door that goes from the inside staircase to nothing in the barn. Obviously a safety issue, although it is currently locked. Do you have any specific wording for that situation? ‘Door opens to nothing’ or ‘door opens to fall’? ‘Improper installation’?

It was a lot of fun and a great learning experience. Any input is appreciated.
