Becoming a home inspector vs home appraiser

I’m trying to decide whether I want to become a home inspector or a home appraiser. I’m in the state of Utah. I have a few questions.

  1. Can I be self employed as an appraiser like I can as an inspector?

  2. Can I earn as much per appraisal as I could if I were an inspector?

You should seriously do what it takes to become an Appraiser!!

Check what your state requires for licensing for becoming an appraiser. It is usually fairly difficult because in many states you have to “apprentice” under a licensed appraiser for a period of time.

Appraiser. It’s a much higher bar to become an appraiser which tends to limit competition and also makes it much harder to enter the field.

I think residential appraisers don’t have to have a degree. I don’t have one. General appraisers who can inspect commercial property do have to have one.
