Go file a suit in small claims court. When your client gets the subpoena from a sheriffs deputy they will pay you. I had to do it once with a $2500 hunting club truck that I bought from someone and I couldn’t get them to give me the title. I filed the suit for either the title or my $2500 back. 2 days after they got the subpoena I got my $2500 back. People tend to do shit like that because nobody ever holds them accountable for their actions and when you do they typically fall in line.
I concur. I bet the realtor is none to happy about this as well.
Sue for thousands. Record times and articles such as gas and parking you invested in the endeavor.
Good luck. Keep us posted.

I didn’t read all the replies so sorry if I’m repeating info here - My best friend runs a private-eye, information services, collection company and deals with this stuff everyday. Try to play nice for a bit then get serious in a hurry. 10-day certified demand letter explaining you’ll go for 3X the amount + fees (or whatever your state will allow). File a small claims case if need be. It’s relatively cheap. The problem is once you get a judgement it can be tough to collect on but not impossible. If you can somehow figure out an employer you can file a garnishment of wages. It gets a bit more complicated if you have to try to file against bank accounts. If you can somehow find out where they bank it can help.
