I had several brokers refer my company for prelisting’s home/building inspections when the word got out from my clients that they had a prelisting inspection report prior to placing the home on the market. After talking on the phone and working together we thoroughly enjoyed each others company & professionalism and the mutual benefits it offered.
You know, more and more inspectors, be they seasoned veterans or just starting out, they should sit back and consider a professional marketing campaign aimed at prelisting’s home/building inspections to realtors.
While some relator’s many take pause, or even ignore the idea, savvy realtors know what side of the bread to butter. A solid relationship with a professional home inspector can yield mutual benefits for all parties involved, including the property vender and new purchaser.

Thanks Nick. Pre-Listing Home Inspections are an important service offering for all Inspectors, as we continue to educate Realtors on the benefits of the service. If home buyer’s bring their own inspector and the deal falls apart due to the inspector’s findings, the sellers have now lost time and will have to re-list the property or go back to other potential buyers and explain why the deal fell apart. Providing transparency to potential buyers can expediate the sale of the home and also limit liability on the listing agent.

Home Inspectors - it’s our duty to provide quality inspection reports, whether that is for home buyers or sellers. It’s important that buyer’s (and Realtors) take our reports seriously. Any soft Pre-Listing Inspection report is not helpful for our industry and we must continue to deliver quality inspection reports. As real estate pricing continues to rise in the Greater Toronto Area, Home Inspections in Toronto and surrounding areas will be especially important to protect families during their largest purchase - a home.
