Did you know the following facts about lead?

Interesting article targeted for consumers but a good read for inspectors also. Lead can be found in just about any area due to contamination from other sources but is a bigger concern in homes built before 1978. Lead based paint was banned from use in homes in 1978 and if a home is built prior to that the owner must provide certain information to potential buyers or renters of the property. If you are planning renovations to a older home than the renovator is required to give you a pamphlet titled “Protect Your Family from Lead in Your Home” before any work is done. Lead poisoning is much more serious in younger children and if you suspect lead poisoning a simple blood test can confirm any suspicions.

I just completed the course. The process for dealing with lead based paint is very time consuming but is necessary to prevent contamination to surrounding areas. My only question would be on how to contain wind born debris on the exterior of the home?

I read the articles on Lead facts (consumer-targeted) and Lead facts for inspectors. Both atricles have good information. I reommend reading these article if deal with older homes.

attached is a picture of a guest room located in a home. For this essay well say that the “plaster” in the walls was tested and contained lead. we would first start by removing all of the furniture from the room as to not expose everything to fine lead particles. next we would put tape on the heat registers on the floor and possibly turn off the hvac system. we would also tape around all the window openings and make sure that the window is entirely closed. then we would setup the room with plastic sheeting on the floor and setup a main entry door with a minimum of two sheets of plastic to avoid air movement from the room to other areas of the home. tape all of the areas around the edges of the room to keep the debris and dust on the plastic sheeting. then we would place signs outside the door warning others that there is lead mitigation work going on and general rules for the jobsite such as no food or drinks inside. then we would setup all of the tools on the tarp inside to avoid cross contamination of the different rooms. make sure the workers are wearing all ppe including a respirator, booties and a full disposable coverall outfit. once the work has been done all debris needs to be put into thick contractor bags and marked that it is lead and properly goosenecked to avoid lead dust from escaping and contaminating other things. mist the room with water to keep the dust down and wipe down all walls to remove any dust particles working your way from the back of the room towards the door as to no spread the dust to areas that have already been cleaned. roll tarps into themselves and tape the edges well and place into a thick contractor bag to dispose. do a thorough vacuuming of the carpet with an approved hepa filter with a beater bar attached. do a visual inspection of the area looking for settled dust. if dust is present, repeat entire cleaning process. finally test a few areas for lead paint with the lead check system and be certain all lead contaminants have been removed. if the test shows up negative. continue breaking down the barriers and signage to allow people back in the room.

This article has some really good information for anyone looking at buying or renting and older home or apartment that was built pre- 1978. Just because the home was built before 1978 does not necessarily mean that it contains lead paint it just means that the risks are higher for it having it because it wasn’t till that year that the epa outlawed the use of lead paint in housing applications.
This article explains the different ways that you can be exposed to lead and how it could potentially affect you and your family. They suggest having your home tested for lead if it is pre-1978 and possibly even having your young children tested using a simple blood test done at the doctors office.
If your home does test positive for lead based paint they suggest hiring a certified lead mitigation professional for removal of the lead in your home because they are properly trained and will minimize the chances of spreading the lead dust around your home and potentially making it even more dangerous.

for this essay I am going to talk about the different lead facts that an internachi inspector should know and convey to their clients.
lead is a dangerous metal that has been shown to cause many symptoms from decreased cognitive abilities to headaches and even to death. Lead has been most commonly used in paints in older homes. This includes interior and exterior grade paints. lead can also be found in soil from sediment from lead based gas from years ago and also lead paint that has flaked off of a building and settled into the soil.
If your client has any concerns of their home having lead paint you should advise them of the risks of lead and suggest that they get it inspected for the peace of mind. special precautions should be taken for a home that potentially has lead paint and this includes a tailored cleaning regiment to help control the lead dust from becoming airborne.

As part of my training course “Certified Renovator Inspection Online Video Course” I am posting the attached photo and comments.

The photo below is from a home built prior to 1978 that had been recently renovated. Besides the poor drainage large pieces/chips of paint littered the exterior grounds around the home. It was noted in the report that this paint as well as the paint remaining on the wall and trim could contain lead.
