Change the insured name after 9 months

Hi, and Happy New Year.
I am not sure if I can get an answer to my question here. Any insight would be really appreciated. A “homeowner” hired me for a 4-point Inspection in April 2024. She asked me to have the report under her daughter’s name. I sent the report and after 9 months, she contacted me today to ask me to change the report under her sister’s name as supposedly she is transferring the property to her sister. She claims she contacted the insurance company and they told her that it could be done if the home inspector wanted to. It’s the first time I encountered such a request. Is this allowable?

i wouldn’t do it but i’m new. it sounds like it should be alright, but it also sounds like someone is trying to just avoid the cost of an inspection for the insurance. hard to say if that is it or if there is a deficiency that popped up and are looking for a scapegoat. i think i would sell the client a new inspection, possibly at a reduced rate but most likely not more than 10 or 20% off. i give that to vets and members of my church. i’m interested in what others say now. as you asked for “any insight”, i figured that would cover it.

Conditions may have changed in 9 months, a new inspection is needed.

Thanks Dave, that is what I mentioned and she said the insurance company only needs a name change as the report is good for 5 years. I went to citizens website and they allow name changes when the insured passed away or a divorce. And they request proof, I couldn’t find anything else.

And that is your answer… That is what I would tell this person. In order to change the name outside of the listed reasons, a new inspection needs to be completed.

No, it isn’t.
A 4-point report is valid for 1 year.
A Wind Mitigation is valid for 5 years.

My bad, yes 1 year. Thanks for the correction. I called the insurance company and the agent said that I could change the insured name on the form. Thanks

If you do, make sure you don’t change the date on the form or any of the data.

For for the future, remember that it’s your name & license number on these forms. It’s you that’ll be sitting in a wood paneled conference room some day explaining to the group that “someone told me on the phone to do it…”

In other words, get a paper trail.

it shouldn’t be too hard to call them back and ask for an email stating that so you can print it and keep it on file with the old report and the new one. i would not think of doing anything without a confirmation in writing.
