Client want 4 PT for Free????

I do not state the report is or is not favorable.
Agreed, that’s solely up to the carrier.

I simply want them to be aware there may be something to repair & they should
check it out further with their insurance company.

It stops the phone calls of people freaking out at the last minute that they can’t get insurance for the mortgage.

I tell them exactly what I think and it still does not stop anything. They still seem clueless like I never told them squat and I am the D i c k for writing it up.

Not that it matters to me, but you should make up your mind.

It has been for me…

Then again, I don’t get calls like these…I also don’t have to beg to get paid before I start…

Have a happy day Mike…

Semantics I guess.

You must have me mistaken with someone else. I am a professional I insist or do not show up. My time is extremely valuable.

A “professional” does things to prevent the issues you constantly complain about from happening. A “professional” sets his clients expectations to a level, then exceeds that level. A client of a “professional” is eager to pay said professional.

When a potential client calls me, I have a list of questions I ask and within 5 minutes, I can tell them exactly what the outcome of the inspection is going to be with regards to 4-points or wind mits.

I have fielded several calls from individuals stating that their inspector said such and such, to which I respond, if he had taken the time to ask you a few questions, we wouldn’t be having this conversation, then I tell them how to go about solving their problems.

Good for you
I tell them all there is to know also and most of the time in one ear and out the other is all that happens then BIG SURPRISE when I find something.

This explains a few things:twisted:

Maybe you should send them Q-tips…to clean their ears!

Kind of like when I tell them what time I will call to confirm. I must say it 3 or more times and still 1/2 just do not get it. PEOPLE DO NOT LISTEN.

Where do you get your clients…the Arkham Asylum?:mrgreen:

Charge him!
You are providing a service. It does require pictures and even if it only takes ten minutes, you are putting your license on the line!
Does a plumber come back and fix a leaky faucett for free, when he fixed the toilet? Does a mechanic install a free set of wiper blades when you get your brakes done? I mean it would be a nice good will gesture, but it doesn’t happen! You are a professional, your time, effort and signature are all worth money, charge accordingly.
You can be sure if something is wrong, the fact you did it for nothing won’t count for sh$t!

Correct.

I suspect his license is more on the line due to the home inspection…
Also, he already has the pictures, which supposedly are not required. He should have all the information he needs to fill out the form.
5 minutes of goodwill may lead to more business…and it is highly doubtful it will lead to less business.

Eric, you are able to read a lot into what the original poster wrote! How do you come to the conclusion it will only take five minutes? How do you know he has all the pictures? YOU, may be able to do it in five minutes, as your software is set up for that. You may have all the pictures, does he? It sounds to me that he is a newer inspector, and definitely not set up for that. As far as his license is concerned, every time he puts his signature to a document he has prepared, whether it be, a home inspection, a four point or a wind mit, it is on the line exactly the same.
If he acts in a professional manner and tells the customer why he is being charged, did a thorough job of the inspection, and caught any and all defects, I don’t see any reason why he won’t get referrals anyway. Giving things away, in my opinion, never leads to any more (or any less) referrals. Being a professional, in every sense of the word, does!

When you are semi retired you can say bs stuff like that so you look like a humanitarian

if he did a full HI, he should be able to fill out a four point in two minutes. do the client a solid and don’t forget to do the 4pt next time. no big deal

Me I need to get paid EVERY time I provide a service. I was once that way and gave away more than most folks do in a lifetime and guess what?

I sure as hell wish I was a dick and saved it for my families benefit because Karma is bull s h i t and all it did is cause me to have less than I do now. But then again I am one man supporting 3 people to the best of my ability.

I bet I have gave away over $100,000.00 over my life in the construction biz between every builders pet projects humanity for this or that and straight up giving to those without.

I sure could use that bread now.

Sad thing is there will likely be a problem and then they will badmouth you even though you did them a solid.

Folks act like pricks when the insurance companies make them pay for stuff. They act like it is our fault their homes have deficiencies.
