A commercial building can tell you a lot about its condition without taking anything apart. Leaks, unusual sounds, cracking, vibration, staining, deterioration, and other observable conditions can all provide clues about how its systems and components are performing.
The ComSOP is built around this concept. A Walk-Through Survey is a non-intrusive, visual observation of readily accessible areas of the property. Inspectors observe what is present and accessible while avoiding unnecessary dismantling, disruption, or potentially unsafe procedures.
A good commercial property inspection goes beyond simply determining whether something works. It involves understanding the building as a whole and recognizing conditions that may affect its safety, function, operation, or long-term performance.
