Company Recommendation for Permits & Home Records

I’m doing 4-Point Insurance Inspections in California, and need specific home info that the homeowner may not have. (Permits, roof updates, additions, plumbing & electrical upgrades, HVAC replacements/service records, etc.)

BuildFacts by Verisk was recommended, but after viewing a report, I noticed their records only go back to 2000, and the report seems vague and potentially incomplete.

Not sure if this is the best reporting company. Can anyone recommend a better company? I know 4-Point inspections are more popular in Florida, so if anyone there can point me in the right direction, I’d really appreciate it. Thanks!

The best place is the city or county permit department usually in the building department.
If it isn’t there it probably never existed.

My first stop is always the municipality where the house is located, in my area that’s one of at least 20 (County, City, Town, etc.).

Some of these sites now only archive permit data for 10 years, so we’re out of luck for older records.
