Condo Four Point Inspection Tomorrow

So I’ll be doing my first high rise four point condo inspection tomorrow and had some questions. This is a 20+ floor condo and I will have limited access to many of the systems. How should I go about reporting this on the form? Should I refer some of the systems, for example the roof, to the HOA? What if the water heater and HVAC for example are in restricted areas I do not have access to? This is in Miami-Dade County so trying to get access will be a mission in it self.


Are you doing a 4 point for the whole building, or an individual unit owner?
