Fellow inspectors! What would be a way to format a disclaimer, in the inspection report, to the client informing them that the roof isn’t part of the inspection?

Consider placing such a notice in your PIA as well as the report.

Keep it simple, list the area(s) not inspected, and the reason it was excluded.

Are you not doing the roof because it’s part of a HOA?

Be careful with this if you are. Most of the HOA’s around here have switched over to where they only cover the roofs if they surpass the normal life expectancy. Any storm damages are covered by the owner of the individual units. Any prior damage could come back and bite you.

No, I’m not doing the roof.

We always inspect the roof regardless to ensure it was properly installed and there aren’t any “surprises” waiting for the potential buyer. We do include a notice that “while the roof system may be the responsibility of the management company it is recommended to review the CC&Rs and bylaws of the community to determine who is actually responsible for any damage to the roofing system”.
