Can anyone clarify in FL: Is a wind mit inspector permitted to mark/credit the Opening Protection section of the 1802 report for an individual condo unit owner, who has impact-resistent windows/doors, but not all of the other 15 condo units in the 2-story building structure do? I am receiving conflicting info on this. Thank you.
It will be based on the weakest point of the structure so I would mark itnas “X”.

For an inspection for the one individual unit owner.
Even for the individual condo unit owner, correct?
So you simply perform a WindMit for the one single unit.
If all openings are impact/code compliant, say so. ![]()
Here’s a single unit I did this week. 4th floor of 20 stories. All Impact windows/sliders, but the front entry door “appeared” to be impact/wind rated but there was no label, so it got just that - “it appears to be”.

I was slighly off with specifics. Here is what was written in a prior post
The 1802 form is used for all buildings up to 3 stories. Anything 4 stories or more needs a type II OR III wind mit form that CAN NOT be filled out by home inspectors. You can provide a wind mitigation for an individual unit in buildings over 3 stories, just not for the entire building. You would normally exclude opening protection unless it was required at the time of construction. In that case you would just fill it out normally and may need access to a few units in order to obtain the proper documentation or information from the builder. I bill the property management company just like any other client. I put in the invoice that the reports will be sent once completed and unlocked once payment is received. This usually motivates them to get the payment processed faster.

I am the customer and my wind mit inspector says he cannot mark my 1802 wind opening info to reflect my impact resistant windows & SGD, b/c all the units in my building must be protected also. (I think only about half are). Multiple insurance agencies and an agent from the actual Insurance Company indicated that the opening protection section CAN reflect the individual condo unit. Please see the info below that I recwived from my wind mit inspector. Do you have any recommendations for me, aside from hiring somebody else to complete a second windmit inspection? GRRRRR. ![]()
(And yes, the report that I have from this particular inspector put my name and my specific condo unit number on the report, but still would not mark section 7).
Is there any written instructions for inspectors anywhere that would clarify how inspectors are supposed to handle condos? Again, my building has 16 individual condo units and is two stories (I’m on the 2nd floor). It seems criminal that there is contradictions/confusion across the industry, and then we customers get caught in the middle.

You have paid for an incomplete report & deserve a refund.
Going past that, I posted a WindMit for a 4th floor unit in a 20 story building & all glazed (glass) openings were impact, as stated. My client will receive a discount.
I actually have not heard of this type of “exclusion”, which to me means he does not know and/or understand basics. Perhaps he does not have the right to fill out the form… … …
A home inspector has to have completed the statutory number of hours of approved hurricane mitigation training

He was used and recommended by our association, back in 2017, when our new roofs were put on. His license says he’s a certified general contractor…and he’s adamant that he is following the law (and inferring everybody else is wrong).
My insurance agency is supposed to be sending me a list of inspectors. I am in Fort Myers. If I have any troubles finding one, I will certainly reach back out to you. Thank you very much. At least I sure as heck know what to ask this time.
I sure wish I had a way of talking to somebody at the state level, who could send me something in writing that I could send to my inspector, so I could avoid having to go through this again.
