Appears to be an older Boiler (30+) that has had repairs and upgrades (Beckett Burner) over the years.

Note the deficiencies (Cracking present on the refractory) along with the recommendations of annual service to maintain. Recommend obtaining records of service from the current homeowner.

Due to the age of the Boiler, repair / replacement needs should be anticipated and estimated.

I've seen many oil fired boiler fire liners with hairline cracks and I do not make an issue out of it.

You should note it, but I only recommend replacement when the liner is literally falling in, opening up at cracked areas or not secured alongside chamber.

What are the rules in your state for lined fuel oil lines? Here in Maine they can not be in the slab and need to be upgraded. aiwebs_010.gif

Here in Mass., exposed oil lines need to be protected with a solid covering, preferably mortar. 95% of the oil lines here consists of a mortar mound applied right over the top of the exposed areas of the oil line.
