Hi Jeff,

Nice shot, is there any ventilation in this crawl space, and if so how many openings and how far from the corners ??

Regards

Gerry

Just a thought.

I've seen this before when the cause was a leak in the vinyl trim corner above. The top of the trim piece was exposed to allow water to run down inside the trim.

It is more than a ventilation problem. This problem is on all four corners. There are 4 vents on the 4 corners that are 8" x 16". The additional problem is that there are no gutters on the property.
