I am fairly new to the business and am trying to understand the difference between a pest and dry rot inspection vs a whole home inspection in the sense that isn’t the pest and dry rot part of the WHI? What do you do differently when you add a pest and dry rot onto a WHI since you are already checking the subfloor area and looking for wood/ground contact, and if you see evidence of an infestation you would report it in the WHI? Thanks for clearing this up for me.
You would report there is evidence that pest infestation could exist, however, hire a licenced WDO contractor for verification. Don’t ever state that the damage was caused by wood destroying insects since most states if not all require training and a license.
