Just really curious to see if anyone has ever been asked to perform a home maintenance sort of inspection, and if not, how many years have you gone without anyone asking for one? I get the hunch that it’s exceedingly rare and maybe it would never happen if the inspector didn’t market for it.
I’ve done 2 in the last 10+ years. Both were previous clients.
I get about 1 or 2 a year.
About half of them are not technically “maintenance”, they are more informational relating to the Elderly and their Children trying to figure out what to do with their Parents and the home they are leaving behind.
In my opinion, no they don’t. I offered it my first 4 years in business, never had one call about it.
So, you are inferring you no longer offer it? That’s a sure way to guarantee that you never get one in the future! Do you always eliminate potential methods to make money?
Like the others that have posted, I too get on average 1 a year.
Almost unheard of… only ones I get are things like a divorce. Usually, the situation is the wife ending up with the house wanting me to document all the things hubby didn’t do or did poorly so she can beat him up on the price.
Have done a few. Not a regular thing. Most homeowners are surprised at what is needed.
I used to do 10-15 a year. They were mostly for the local home builders focusing on educating homeowners in the care and maintenance of their new affordable home.
Focusing on the local Habitat for Humanity, Affordable Housing Hub, Community Development Block Grant, USDA Rural Development Single Family Housing Programs and the like are mostly what brought in the business.
Do a seminar presentation on what you can offer them and maybe the local news will pick it up. The word got out for me and it was and extra $4,000 to $6,000+ for minimal work on mostly new easy homes.

I don’t live my life thinking just about money. And yes, I stop offering services if it’s not something that pans out. I also used to do walk and talk type inspections. But stopped doing that years ago.
I also offer lots of services free of charge or at a discount with my standard home inspection. I do termite, thermal, air and water quality. Completely free with a home inspection.
Not every inspector is out there to make it rich, as long as I pay my bills, I’m good with that.
Does your free air and water quality testing include lab analysis? That would be pretty wild to offer those for free if so.
Of course it does not. I have an electronic device that analyzes the water for hardness and TDS, and a device that analyzes the air for dust particles, VOC’s , HCHO, CO2, Carbon monoxide, humidity and temp.
I’m sure your democrat clients appreciate that service!!
That is simply a Liability decision.
I do perform them, but for select clients only, such as for Investors that I have prior experience with and have specific contract wording.

Which client would be more interested in this type of test? Right, or left? I have a habit of not inquiring about my client’s political leanings, nor expressing mine during an inspection. But it’s a brave new world out there!
