Does anybody know anything about Section 8 inspectors through HUD

Thanks in advance. I been doing some research on adding my Section 8 inspectors license so I can do government work as well as my other inspections. It seems as though you take a quick course and pass two tests and your HUD certified. Has anybody had any experience with this.

They are usually dumps. So, consider that in your pricing after you ask a lot of questions.

We don’t do them, but we’re also landlords, and go through a bunch of them every year.
For the most part the inspections are performed by employees of the AHJ or program managing the subsidy.
The inspection themselves are pretty simple - I attached a copy of the HQS form as well as the check list the local program issues around here.

We own over 40 rentals, about 25 are subsidized, and maybe 2 are “dumps”
The idea of Section 8 housing being crap is no longer a thing. The tenants are now issued vouchers and allowed to shop around for the house they want - Try renting a place without granite counters and nice appliances - You’ll have months of vacancy.
As far as tenant abuse - It happens, but not nearly as much as you may think. The tenants also risk losing their voucher if they don’t remedy any lease violations (such as cleaning or damage) which helps keep things in check
