Hey everyone, I’m wondering how closely the internachi final exam matches the state exam and how many times you can take the internatchi final? I’m in Florida if that matters. I have a real estate license and the course/exam are nearly identical. I made flashcards from the real estate quizzes and study material which led to an easy test. I’m planning to do the same with this test. Any study tips would be greatly appreciated
It matters. Florida uses four different exams. The good news is that one of them is the InerNACHI exam and you get to choose which one you want to take. The FABI exam is another option. It is more specific to Florida.
There might be 10k but only a few of us are booked out 2 to 3 weeks in advance and working 7 days a week. Most of these inspectors can’t figure out how to write a wind mit to save there lives. I used to worry about competition or over saturation, their ineptitude has actually helped me out.
The test I took in Orlando was based on the book “ Real Estate Home Inspection mastering the profession “. It had absolutely nothing to do with an actual Home inspection and you could pretty much forget about it after passing the exam. There is no correct answer for the exam..just the best answer. Or at least that was the way it was explained. I past first try with no background in construction or anything and have had a very strong business for the last seven years. I am also told it is difficult to pass on your first attempt and it cost $250 ( it did seven years ago) to take the exam plus hotel fees and they charged $20 to park at the hotel. It would not bother me now at this point as it did back then.
In May, I saw they had issued more than 18,000 Home Inspector licenses in Florida. In 2011, when I got my license when it was first required, I was shocked that my license number was almost 8,000.
For the fun of it, I searched licenses in my county. I didn’t do an accurate count, but probably 40-50% are either ‘delinquent active’ or “Null and Void”.
I just checked and the highest number in Florida is HI18343
That’s darn good. I did two a day, seven days a week for a while. For me, that was a path to hate myself. Raising my rates got me down to weekdays. Worked less and made more. Happier wife and happier life. But that’s me.
I have raised my rates considerably. The issue is that I work with a lot of HOA’s and property management companies. For instance, I just had to do Inspections on 86 condos for opening protection verification. That took four days plus a day of writing the reports. On top of that I have my normal business calls that have put me into the weekend. I had August 25 off for my son’s birthday and took off this last Sunday. I would love to hire someone but am not quit sure how to work that out. I am turning down multiple Inspections a week due to time constraints. I am certain it will slow down eventually and am just glad to be hustling right now.
Put an ad in at InterNACHI job board. Bullet list required skills and experience.
Then have the candidate shadow you. Make them do mock inspection reports of your work.
Good luck.
Its all about time management with life, family and business. Put family first and life is good! As the owner of your business, you are the only person who can control the days and hours you work! Monday thru Friday works great and it does not hurt to turn down jobs! When you are booked, you are booked!
