First Inspection

Sellers are out of town, client is waiting for the utilities to be turned back on then I can get in there.

Property according to County Assessor:
Above/Below 896 SF Base No AC
Built:1900 NML Bsmt: Full Bsmt Finish: None Attic Finish: 1/4 Finished

Property according to MLS:
Style: 2 story
Approx Total Finished Sq Ft: 1912
Main Floor SqFt: 1016
Second Floor SqFt: 896
Garage Description: None

MLS says 1912 and the Assessor says 1792 if you double the base.
I was told by the client that the basement is finished and the attic is finished.

Do I count the SqFt as 2928 ( MLS total + approx basement from main floor number)

What would you guys do

Do about what? If you are talking about pricing, did you not quote your fee already when you booked the inspection? To me it appears to be a standard home inspection.

It’s a judgement call, some use the term usable sq ft, while it seems to be the norm any more to use outside dimensions to get total sq ft, I would think your calculation would be fine, just be consistent with the way you figure your sq ft.
