Flat Roof Parapet Cap Flashing

Hi everyone,

I live in L.A. and come across these very often, I’ll look up and think I see the parapet cap flashing but when I get up on the roof, it’s more like they nailed a piece of drip edge on the outer edge of the parapet wall. I also don’t see any flashing so I’ll add an informational section about proper flashing. If it’s functioning as intended, no leaks, should I categorize this as satisfactory or as improper installation?

Improper materials, (roll roofing installed vertically), for the application, and missing parapet cap!!
Those are your RED FLAGS to search deeper for worse, (likely hidden), issues!!

Yeah, that whole thing looks like crap… definitely missing correct parapet caps.

I think the same roofer did a few houses on the block because the neighbor is set up the same way. Thanks for the reply.

Modified bitumen roof.
Inner parapet curb appears to be striped with cold roll-on roofing material and is to short.
Top of the parapet not slope towards the roof and appears to allow water to stand.
Open seams.

Least expensive choice in material and install. Metal coping is about $7-$11 a linear foot. Sometimes the homeowner selects the cheapest possible materials.

If you look closely, folding that material over the top has creased/damaged the covering.

Drip edge on parapet? No way! Proper flashing protects your home, not just drips. Avoid future headaches, call a pro.
