The policy I provide for NACHI members provides the same premium for NY Inspectors (variation is between $504 -$512) and these individuals make as little as $5,000 as part timers to as high as $160,000 for full timers with employees.

General liability insurance is the LEAST important insurance that a home inspector needs. That is reflected in its price - $425.00 for $1,000,000 under the NACHI E & O program.

What you need to do as a home inspector is to address your largest liability exposure, professional liability. You can handle the broken lamps and soiled carpets out of your pocket. The missed foundation problem is another story.

Joe I know what your trying to say to everyone, on you NEED E&O. But you just told everyone, by the tone of your post, that they don’t need General Liability and just pay for the damages out of their own pocket.
Please don’t let anyone be miss- directed by your post that if they live in a state that requires GL insurance that they don’t follow the laws of their state because Joe Ferry at NACHI told us that it wasn’t needed.
