Thanks. I had planned to do that anyway from a service standpoint for both the boiler and hot water tank so that I have a baseline for maintenance. Depending on how serious the issue is (i.e. with respect to the improper connections) the other owners in the complex may wish to be informed. Can't understand how anyone can get away with a serious violation of code however.
I'm still going to purchase the property regardless (even if they had told me the hot water heater was on its last legs for instance). ![icon_smile.gif](upload://b6iczyK1ETUUqRUc4PAkX83GF2O.gif)

Ray ... You have got problems just based on pics from one item in the residence. Have a licensed plumber evaluate that. You also should have a licensed electrician look at the wiring, have a licensed mechanical contractor look at the heat plant and venting, Have an AC specialist look at any cooling systems, have a licensed contractor look at the general building condition, and get a licensed engineer to look at the structure.
Oh yea ... or ya could have a certified HI look at it for ya to give it a good once over and and eliminate most of those, as well as discuss maintenance/operational items with ya ...
[Then there is always the option to just "wing it", and hope ya dont have enough serious issues that could blow up your residence (gas smell is a red flag right there), fry someone or cause a fire that could kill you or your family, or other problems that you will be "stuck" with once ya buy the property that may affect resale value if someone in the future hires an HI/PE to look closely at it. Oh well ... ]

That's one reason I prefer to go into this a bit blind (without HI) due to my perfectionist personality. You see, a HI will always kill the deal for me More on this in an upcoming post.
