Home warranty plans are pretty much non-existent in Canada so I know next to nothing about them.
We just bought some investment property in Queen Creek near Phoenix…a seven year old house. We have a property manager but should I also buy a warranty plan? If I do, is there anything to watch out for?
Yes ,watch out for warranty plans as when they decide the fine print does not allow compensation the client may go after you to pay for repairs.
Many Inspectors have posted about paying cash from their own pockets to cover these things.
Is that worth your perceived marketing value?
Just make sure the home warranty insurance pays for all major appliances, A/C, water heater, etc.
I have one with this company…never had a problem, they replaced a condensing unit for the $50.00 deductible.
