How do you deal with bad customers?

I have never used them but they seem to have a needed service.

Since I raised my prices to an average of $500+ per inspection,
I cannot remember the last time someone tried to give me a
bad check or not pay me.

If you fish for the low ballers, you get more who do not want to
pay, it seems to me. IMHO.

If someone give me a hard time at an inspection, I just smile and
say “make my day”. I love walking away and feeling the freedom
of being self employed. “Its my way or the highway”.

Say it with a smile while you start playing with your fishing pole.
If the realtor gets mad, that makes it even better…:slight_smile:

We received your file but we can not collect on
behalf of clients in Massachusetts. We are not licensed there.



They must be licensed in Arizona only.

Ok so, they do represent clients in Florida.

Must be like real estate brokers licenses that have Mutual Recognition with other states.

And in case anyone is interested, their fee is 30% of whatever they collect.

I use that same equation. Twice I had clients who suspiciously forgot the checkbook and didn’t seem to be in a rush to get their hands on it. But the urgency esculated when they only had a few days left to exercise their inspection contingency …

My contract clearly states that payment is due at the conclusion of the inspection, or sooner. AND the report will not be released until I have full payment and a signed agreement in my possession. Makes it easy. No questions from clients.

Same as Decker for me, get payment up front, don’t get into the habit of getting paid at closing, what if the appraisal don’t come in high enough, or they don’t qualify for the loan, or any of a half a dozen things that could cause the deal to falls thru,…Then your just out-of-luck…

GOOD POINT!!! I have billed escrow in the past, and not only got stiffed due to what you pointed out, but got stiffed because escrow “lost” my billing or “over looked” payment. Just try and get your money after escrow closed and money dispursed. Fat chance!!!
