Electrical control cover panel was removed at time of inspection, would recommend all components of the HVAC unit be securely in place while operating. I discovered duct tape partially covering the air-supply vent. This may cause back pressure on the blower, which may in turn cause the unit to overheat and be inefficient. I would recommend keeping all vents and openings free and clear of obstructions.

I learned that a gas compression air-cooling system does not actuall produce cold air and distribute it throughout the building structure, but rather absorbs the heat energy from the circulating air through the proces of compressing and expanding a refrigerant gas, such as Freon, because of its shockingly low boiling point of -21.8F (R-12) or -41.4F (R-22). This allows the gas to remain in its vapor state whilst being significantly colder the the circulating air, so that it can effectively and efficiently absorb the heat energy.

Many boots are nailed to roof sheathing beneath shingles but are only attached with nails. No sealant. Since heat rises, this would be a definite spot for heat to escape.

There is an excessive amount of rust inside the interior housing of this furnace due to either excessive condensation or some other moisture intrusion and should be further evaluated by a qualified HVAC professional. There was also evidence of moisture in the crawlspace underneath the furnace.

I recently inspected a hot-water heater that had a couple defects with its connector installation. There should not be an elbow within the first 12" above the tank, and the connector should not slope less than 1/4" rise per 12" run. Flue gasses are hot and buoyant and naturally rise; installing the connector with a horizontal or downward slope increases the chance of CO backdrafting into the living space and is a safety hazard.

There are basic differences between a furnace and a boiler. A furnace heats cold air and moves that air through ducts while a boiler heats water and moves that water through a pipes to heat the home. Because water is the boiler source of heat humidity levels in the home may need to be controlled by bleeding the system and/or managing the humidity with area or whole house dehumidifier. Boilers can reduce home energy costs by controlling heat through zones.

this picture is very busy. As you can see it is the heating unit. The pipes coming out are insulated to reduce air temperature loss. This is also the blower unit that pushes hot and cold air through the building.

Backdrafting by Nick Gromicko and Kenton Shepard. The goal of the article is to educate on the dangers of backdrafting and how to check for backdrafting. Backdrafting with a gas based water heater or a furnace can be lethal to the occupants of that dwelling. Ways to check for backdrafting include using a puff of smoke that should be sucked into the duct. If it doesn’t then there is backdraft.
