How to Inspect Water Heater Tanks Course

In the attached photo are the guidelines to seismic supports for water heaters. These supports are needed in any area where there is potential for earthquakes. Straps should be mounted to any solid surface as to not allow supports to come free. Supports should also be within the upper one third and lower one third of the water heater

The picture from the gallery in which I chose is one of dry wood termites. You can clearly see the make up of what a dry wood tee,it’s warmer looks like. Swarmed have wings that are about twice the size of their body and have a solid body rather than ants which have segmented bodies

A water heater expansion tank is a metal tank that is connected to a water heating appliance. The expansion tank usually only holds about two gallons. The expansion tank is not a substitute for a temperature pressure relief value. Inspectors should check that the tank is located above the water heater enough that the water will easily drain back in to the tank.

This Kenmore 40 gallon capacity electric water heater is located in the laundry room area of the residence. There is sufficient clearance to service this water heater. There is a shut-off valve on the cold water inlet. I did not see any signs of leakage from the water heater at the time of inspection.

T&P valves or as the proper name, temperature and Pressure valves, come in various sizes and as you can see from the photo, they also have various shank lengths. From the photo, one can see the component that is inside the hot water tank that will release the valve if the temperature exceeds 210 degrees Fahrenheit.

“Cool” Energy-Efficient Roofs
It is perplexing that having such methods and materials to control or better sayd, reflect heat and thus keep heat buildup from occurring in a roof system, the Southern part of the country would not assimilate these as the standard. There are clear benefits of 15% lower energy consumption by not having to cool down the interior of a home when fighting a superheated roof.

The picture includes a pressurized expansion tank. An expansion tank provides a space for water to expand as it is heated, and allows for normal pressure during operation. expansion tanks should be pre-charged to 40 psi, and should not exceed 80 psi to prevent damage.

The article I chose was on “Attic pull down ladders”. Some of the most common problems with pull down ladders are improper installation. Cutting through a truss and possibly causing future structural damage due to weakening of components, incorrect fasteners used, or not enough fasteners used.

The attached photo is a picture of a water heater element that has gone bad and needs to be replaced. Replacing a water heater element is a do it yourself job but may require a certified plumber if the owner does not feel comfortable replacing the element him or herself.

This hot water heater is electric. There are no signs of corrosion and there is also a catch pan shown. It has the proper warning labels and also the manufacturer listed on the front of the heater. There was some obstruction around the water heater but I could see a drain valve and a TPR valve.

The image I reviewed was of a gas water heater and all its components. The image shows what to look for during a visual home inspection of a gas heater. The components are different from an electric water heater because as a home inspector we have to make sure there are no objects blocking the gas pilot. The image breaks down the critical components on a gas water heater.

The 40,000 BTU natural gas water heater shown is in a closet that has less than 50 cubic feet of interior space. This closet a confined space for a gas water heater. The closet is located on an exterior wall. Two screened permanent openings are located on the exterior wall to allow combustion air into the confined space. One near the top and one near the bottom.

Gas line should have a drip leg installed after the shut off valve.

A drip leg or sediment trap should be installed on gas lines leading to gas appliances like water heaters and furnaces to trap condensate and other debris and impurities which might otherwise clog the burner orifice or lodge in the gas valve. A drip leg is simply a vertical section of pipe (3 inch minimum length) that continues downward from a vertically placed tee in a gas line and is capped off. The drip leg should be located after a shut off valve to allow ease of clean out with out needing to shutting off all gas supplied to the house.

After Inspecting this water unit heater all the pipes and connections seemed to be in order. We visually revised the TPR valve and it was not leaking and no traces of rust were found on the tank. One recommendation was made to the client and it was to clear the area from articles that were blocking the easy access to the tank.

Today I have read the article on Hot Water Recirculation Systems. This systems help to move the hot water constantly through out the dwelling. The flow of water is either on a dedicated loop or an integrated loop. Both systems utilize either a thermostat or a timer to start the operation of the hot water flow. This systems save money to the owner by saving energy and water.

A picture is worth a thousand words. Is this a fuel fired thank - if so it should not be in a storage closet. Is it located in a space less than 50 cubic feet of space per 1,000 btu per hour of aggregate input? Take a close up picture of the water tank and its labeling. The label will say how many btus

Water heater expansion tanks take the pressure off the water heater due to the water’s temperature changes. They should be installed high enough that the water can then flow back into the water heater. They are not to be substituted for a temperature pressure relief valve.

This photo shows an Indirect Water Heater, where a separate boiler heats circulated fluid through the boiler and into the storage tank through heat exchangers which in turn heats up the water stored inside the storage tank until needed by an appliance or faucet. This is a natural gas boiler system.
