I’ve learned that inspecting a garage should be thorough. When inspecting an garage one should make sure the manual lever should be red always. Also the electric garage opener should be at least 5 feet away. There should be warning labels.

While performing an inspection of the garage area of the home, a broken torsion spring was found on the garage door assembly. At this point the garage door was not tested. This was noted in the report and informed the home owner of the defect and was advised that a licensed professional be called to make the necessary repairs.

I read the article in the legal section about how to avoid lawsuits. The article was very informative and it also mentioned several services that InterNACHI offers it’s members. It is really appreciated the emphasis our instructors have put on liability. How and what we say to a client and what not to say. How to properly word a report so it is easily understood.

I chose an image of a broken garage door spring. You can imagine if this door would of been activated the possible/further damage that could incur. So with in mind, one should perform a visual inspection of all moving parts especially springs. If any damage of springs(as in this image) it should be noted and referred to a lic. garage door technician. Also I would move forward in the inspection not spending valuable time on further notation of the nonfunctioning garage door. I would also alert all parties not to operate the door for safety concerns.

I chose an article to research by the title of “A garage inspection”. I learned from the article that when inspecting garages keep an open eye for structural defects. One of the defects I learned of is the use of plywood gussets- if seen, report it and refer it to a structural engineer. Also the article discussed, trusses and the correct placement of them on exterior walls rather than interior walls that usually don’t bear loads. Further more keep an eye on fasteners and connectors such as gangnails.

The garage wall button for garage opener is above 5 feet, has a proper warning sign, and operates the garage door. The garage door was tested for reverse on resistance and responded accordingly as well as the photo eye. The egress door is a fire rated door and has a self closer.

The garage is seemingly a safe part of any home as it is a place where we keep our cars, bikes and other valuables. Residents may even do their laundry in the garage and/or other projects and feel comfortable. Although everyone needs to be very cautious in this area as it is can be very dangerous from exhaust fumes from our cars, to stored gasoline, to a faulty or broken garage door.

Inspecting sinks, both in the kitchen and in bathrooms is vitally important to the overall condition of the home. When inspecting the sinks, no matter the layout of the home of that sink, we ensure that the sinks are sealed with the appropriate sealant and we run the faucets that are connected to that sink. This ensures that multiple things happen
1- the water runs through the faucet unblocked.
2- The water is drained with no signs of blockage.
3- The water is clear and shows no cloudiness or darkness.
4- The water runs fast and to the level that you intended to run.

Defensible space works in all types of arenas including the security field, noise, and sound, as well as your home. After reading multiple articles, it is clear that the home has a multitier protective level pertaining to its surrounding properties. From the structure (home) zone 1 is the closest to the home and has a distance of 15 feet. Within these 15 feet, we ensure that vegetation is cut down, firewood and other flammable materials are outside of this zone. Zone two, which is your secondary zone, is 75 feet 225 feet away from the structure. Within this location grasping the higher than within zone 1 and trees are maintained appropriately. And within zone 3, we allow forest management to mitigate the shrubbery in the landscaping within this zone.

I performed an garage door inspection. I looked for the the manual release handle and checked the height to be no more than 6 feet above the garage floor. Next, I checked the door panels for any defects. I did notice the torsion springs above the door header but did not see extension springs. I would recommend further evaluation by a license contractor.

I just read about 10 way to save money and energy in your home. This article was very insight and brought some interesting facts to my attention. I learned that LED’s last longer and consume less energy than CFL’s. CFL’s use 75% energy and last about 10 times longer than regular light bulbs. Install tank less water heater. This process heats the water directly rather than using a storage tank. Another great idea is to use ceiling fans more and air conditioners less. Install water efficient shower head and toilets. I just named a few techniques to get the brain flowing on being aware to conserve energy.
