This is one of the two garage doors located on the detached garage. Neither of these two doors are equipped with automatic door openers. It does however have a large tension spring located above the header. It does not appear to be broken and the door opens and closes by hand as it should.

Upon inspecting the interior attached garage of the home the following defects we’re noted. The garage door has a broken spring tensioner above it. Safety tests for the function of the garage door couild not be conducted. The garage door will require repairs or replacement by a qualified contractor.

The attached garage of the home was inspected and the following defects we’re noted. There was no fire rated door to the interior of the home and no door closing device. There was not a GFCI receptacle as is required. There was not 5/8 inch fire rated drywall on the ceiling between the room above the garage. These are all defects and will require repairs and or replacement by a qualified contractor.

Because garages often hold flammable liquids and other combustible materials, safety standards require the wall that separates the living space to be constructed in a way that slows down the spread of fire. This can give the occupants time to escape if needed.

Very old garage door opener. Opener does not work, has no sensors in place and does not auto reverse. Suggest qualified contractor to repair to prevent any chances of injury to person in the future. Doors are also old and would suggest to replace.

The up front cost of concrete on the exterior of the home will be higher from the cost of stick built homes the cost of cooling and heating the home through out the life of the home should equal out compared to stick built homes.Also cooling the home with icf walls can offer as much as 50% decrease in the required capacity of HVAC equipment.

Garage doors are typically among the heaviest moving objects in the home and are held under high tension.The majority of the injuries caused by garage doors are the result of pinched fingers, although severe injuries and deaths due to entrapment occur as well. Sixty children have been killed since 1982 as a result of garage doors that did not automatically reverse upon contact.

Photoelectric eyes. These eyes (also known as photoelectric sensors) are located at the base of each side of the garage door and emit and detect beams of light. If this beam is broken, it will cause the door to immediately reverse direction and open. For safety reasons, photo sensors must be installed a maximum of 6 inches above the standing surface. These look a little to high.

This is a a detached garage. The garage is located next to the alleyway and much farther than the required 3 feet from the living space. The fascia boards show weathering due to lack of roof drainage. I recommend having a roofing specialist look at the condition of the roof joists since there is some noticeable ridge sag. I was unable to physically inspect the roof from the inside at this time since the garage door was not in working order. I would also recommend that a garage door specialist also be called to insure working operation.

Attic pull down ladders can be unsafe for a number of reasons. Most often the safety issues come from instillation by people who aren’t certified to do so. Home owners will often make the structural mistake of cutting through a truss weakening the structure. These cuts should be checked by a structural engineer before hand. More problems stem from improper use of fastening hardware. Often times the wrong size fasteners as well as the amount of them used is incorrect. Older style pull down ladders made from wood should be replaced by newer lighter aluminum ones. Pull down ladders should always be adjusted so they contact the floor properly to minimize strain on the ladder and fits hinges.

The attic access in the garage is a pull-down ladder. The plywood covering the ladder and opening access is not an acceptable material. It should be 1/2" drywall or gypsum board and seal properly when closed. I recommend a qualified contractor evaluate how to properly cover and seal this attic access.

If the garage is attached to the house, a firewall must be created between the interior of the house and the interior of the garage. A firewall cannot be made of plywood or board wood, but made from a material that could slow the spread of a fire. Gypsum board or drywall are acceptable materials for this. It must be a minimum 1/2 inch thick. The drywall seams must be taped and 3 coatings of drywall mud should be applied.

The above picture is of a basic garage. In this section I learned how to inspect a garage. A few of the main things i took from this section was the required labels and where they are supposed to be.

The article i read was on Acid rain and inspectors. Acid rain is very important to note because of its effect on the structure itself when inspecting it. Not all buildings are affected by acid rain but some can be depending on their material make up.
