How would you handle request?

Usually these requests come in just a few days after a home inspection (when they actually got with their insurance agent). I would just date the insurance insp for the day I took the photos. I would not however do one after a few weeks of the initial inspection…that would require a revisit and full fee.

That is true, but even so, what were the conditions on the day I was there? :wink:

The question is, will an insurance company accept a report 3 months old?

Most will take them up to one year out.

I had a insurance agent email me last month wanting to know why all of the photos were not there. Her underwriter would not accept without the photos. It was for a four point that I performed in 2010. I wrote her back and stated that all of the photos were there that were required in 2010. The client will need a new inspection that meets today’s requirements.

I have gotten a few of those calls as well as back in 2010, I was still using the NACHI form. I asked the agents if I had to take the pictures or the client could provide them? In every instance, the client sent the required pictures and all was well.

After three years, I would have to go back out and charge accordingly.

I have always included photos.
