The electrical panel is outdated and improperly installed. It may not provide adequately protection from electrical fires or shock. Have the panel replaced by a licensed electrician before energizing the panel.


Example
A supporting wood beam is not sufficiently supported. This will reduce the load bearing capacity of the beam. Have the bearing for beam evaluated by a structural engineer before putting any weight on the floor.


To use Stuart's wording
Weather protecting roof shingles are damaged in the valley area. This area will be prone to leaks. Have the shingles repaired or replaced by a qualified roofing contractor before the next rain.



As with any reporting style it would be advisable to discuss this with legal council before incorporating it into reports.

Damaged lead drain waste vent flashing. (location) . The flashing is damaged at the top of pipe. Open area will allow water to enter between flashing and pipe down into roofing members. Water intrusion into roofing members will aid in premature end of roof lifespan.

Recommend Lic, qualified roofing contractor to evaluate further.

Mechanical damage on Shingle roof (location). Shingle has a abrasion damage with gouge and missing granules. Mechanical damage will lead to premature end of life to roofing shingles. Recommend replacement of shingle by qualified lic, roofing contractor.

Asphalt shingles at (location) on roof are damaged. Shingle tabs have chipped edges possibly from mechanical or weather damage. Damage to shingles reduces the overall lifespan of the roof covering system. Recommend replacing damaged shingles to maintain the lifespan of the overall roof covering system by Lic. qualified roofing contractor.

Improper roof shingle installation visible on roof at rake edge (location). Shingles are installed in a non-standard method that creates a single continuos channel from apex of roof to eaves. Water shedding design method is not present with this installation method. Possible water intrusion under adjacent shingles and to roof decking. Flashing at rake edge is **** Recommend evaluation and repair by Lic. qualified roofing contractor.

Numerous trees and limbs in contact or in very close proximity to roof at (location). Physical damage to roof will occur by branch / limb movement making contact with roof system. Debris from trees can accumulated on shingles and promote algae growth, fill the gutter system and reduce lifespan of roof system. Recommend trimming branches and limbs in contact and over the roof by professional Arborist. Monitor for further problems and maintain clearance as necessary.

Utility company cables (type) are visible in contact with surface of roof at (location) . Mechanical damage to roofing shingles will take place at contact point with movement reducing roof lifespan . Recommend having cable clearance increased or rerouted by *** utility company.
