That is what local Tradesmen/Technicians are for.
A ‘smart’ inspector will avoid all that crap and refer them to trusted local HVAC Companies!
Yes, I here you but the vast of majority of systems are running with hidden issues because these “tradesman” are inexperienced or poorly trained. We automate all the checks, so that is why I asked. For example, I purchased my home and both units needed parts in the refrigerant system replaced that resulted in a $2500 repair bill. I also have effectively doubled the life of those systems where they easily could have lost a compressor. Home warranties are worthless and send poor techs out to supposedly make the fix (often done underpar) OR they don’t cover all the charges.
I used that as a negotiation to step down the price. Mind you that both these units had been maintained and received a clear bill of health (as provided by the owner).
You will need to be much more specific so we can assign value to this service. Most homeowners want to know if it is working, how old it is, and its apparent level of care or immediate needs. I think most of us home inspectors are able to meet these expectations.
There are more questions. Does it require special tools? Is it invasive? Does it require dismantling? Is it technically exhaustive? Does it require an HVAC license? If the answer is yes, then it exceeds all of our SoPs.
It can be done just as a sewer scope or radon test. But more info needed.
No one will require extra work on the home inspection.

- It’s non-invasive and require infrared temp sensor.
- The only time that you’d have to remove an HVAC panel is to open the air handler panel if the manuf label is not on the outside. That tells you whether the unit uses a TXV or a piston for the for refrigerant system. We use that info in the select few questions that we require on the unit.
As for detecting anything, it’s all algorithms and that correlate the a plethora of factors against one another to sense air issue or refrigerant over/under charge etc. We do all of this with 24/7 monitoring on commercial customers. AND NO THIS NOT SPAM. I thought it might be a collaborative conversation. What is it with the internet and people always wanting pick crap or poo poo ideas. It’s a bit disheartening. it’s darn good tech and I thought that maybe home inspectors would see it as potential to add revenue for each site inspection

Brian, your feedback is what I was looking for and I appreciate it. However, I think that educating customers on the potential to truly interrogate the most expensive appliance in a home would be appealing. It is also the most likely to have a major failure…although sewer lines are pretty darn close to it. Seems like anyway.

Because the lack of transparency is disheartening.
You would have a far different response with a different approach. Such as; "hey guys, I sell HVAC monitoring software which boosts BSM software data and saves a ton of money. Do you think this has a residential application?
