Income Data Question

I know I can do some research to find the answer to this question, I just figured I should try to get real life people who are doing the work to provide their responses, cause I’m from Missouri…
How much money does a certified home inspector make in a year? Say a good year, then a bad year…? before tax.

I’m not from Missouri. Missouri is the “show me” state. I was using that as a description of my desire to have some real life data on the topic…I’m actually from Washington.

There’s going to be a pretty wide variety of incomes across the spectrum of home inspectors. Way too many variables such as, local real estate market conditions, local inspector saturation, individual workload desires, market inspection rates, varying service and ancillary offerings, and varying overhead costs, to make any sort of general consensus from asking the few inspectors on this forum.

Bottom line though, if your main focus is income generation, then this might not be the right path for you. And I’m not saying you can’t make a really, really, great income, because you can and many of us do. But it all starts with caring more about the job and your clients than about the money.

I never got into it for the money. But the money will come naturally if you’re in it for the right reasons.

I agree with William and Ryan.
I quit my engineering job to have more freedom to schedule my time and have the opportunity to build something great. It took a few years for me to get a steady amount of work. Many people can’t afford to take two or three years to gradually ramp up to profitability, so it’s really hard to start a career like this unless you have resources or a support system.
I won’t say how much I’m making recently, but its more than I would be making if I kept my job in that windowless office.

In North America, the Sky is the limit of your earning potential. Think small, be small.

Me thinks you are not going to succeed.

The range is from $2.1 - $2.5 Million. Didn’t you know this is a high paying profession for doing little to nothing and knowing little to nothing? That’s why so many get into it.

I would say you need to do the research first.

Do you know how many years it takes for a franchise to make money?
Research that.

To make money in this industry, you need to know business before you learn the construction you will be inspecting…

It’s not just about the money. Many here previously had big paying jobs. And some still do. But 5% make 80% of the money. Same as everywhere else in business.

A busy home inspector doing around 300-350 jobs a year should net around $75K to $90K a year. Many are doing good to make $50K. It will take on the average about 3 years to reach a good income as it takes about this length of time to buildup your business and referral base.

Keep in mind that you are now self-employed and you are paying all of the bills, employment tax, insurance, etc…

I truly agree with you about it not being about the money. I really only asked to have something to post …I have way bigger plans for what I learn here than making money for myself. But money does help…:roll_eyes:

I’m not ashamed to say it… I do it for the money. I’m running a business. The purpose of my business is to provide the best service and deliver a fair and thorough report, and get paid well. A job well done will often lead to future referrals and business growth.
That has been working for me. I’ve been so busy, I haven’t had time to think up any new plans.
Your mileage may vary.

If you are just starting out and already have bigger plans, I’m super impressed.

Isn’t there a requirement for new members to make their first post on the MB within the first year? I know there was, but have no idea about currently, and can’t seem to find the “New Member
