Hello, I am currently working towards my certification in AZ. My brother in law is having a house built and it currently has all the framing up and from what i understand at least the roof sheathing on. Also ductwork and plumbing from what i saw in a picture with limited visibility. He asked if I could stop by and take a look at the progress and to see if I look for anything that is in need of correction on the house so far. My question is, What is a good bullet point list of items that I should most definitely be looking for on a house at this stage of the building process? A few I can think of is sill plate fastening in the right places, making sure there is no large gaps between studs and sill plate/top plate, missing fasteners, insulated ductwork in attic space, potential areas for thermal bridging if insulation is installed and a few others. I would welcome some advice on this and thank you in advance.

Thanks for the link, And this isnt an official inspection more of an extra set of eyes to hopefully catch anomalies before they get covered up.
Be careful… depending on the details of the situation, the Builder is/may be considered the Owner, and if this is not an official inspection with the Builders permission, you may be considered as Trespassing!
To start with, you are not yet a Home Inspector.
So, you’re being on the property would be a family member taking a look at the house. Is that OK with the owner/builder?
Next,
If you need a list, you don’t yet know what you’re looking for. Will you be helping or creating a problem for your brother-in-law?
You can do anything you want if you are allowed on the property, except say anything as a Home Inspector.
Inspectors have issues with working for family members because of a perceived conflict of interest. Actually, if you don’t have a financial interest in the purchase, it doesn’t matter who they are. Afraid of doing too good of a job? Like that can happen… Many of us have better relationships with our clients than our family members. ![]()
If the builder gets wind of your involvement, he will just likely kick you off the property. If the State gets wind, you can be fined, and never get your licence.
Thanks for these reminders Dave. Yes i definitely would not do any kind of inspection at all on the property. And even if i saw something in need of correction i would let him know off the property that he might look into it with the builder on his own. I think he mainly wants to show me the new build in progress and if i happen to see something obvious to let him know. Im sure it is happening in a lot of areas but Arizona has been exceptionally bad with new builds from what i have seen and some inspectors are really calling them out. Consistently finding lack of GFCI’s, risers not strapped, cracked welds on windows, improper clearances for fresh air intakes that are too close to vent pipes, cracked shower pans, cracked tiles, chicken wire through stucco, terrible paint jobs and the list goes on.
Why did he ask you? I hope you recommended a phase inspection with a qualified home inspector.
