The article on child proofing windows and stairs goes along with the topic of egress due to safety issues that arise. A window should be equipped with the proper window locks and stairs with 4 risers or more should have a handrail. Safety gates at stairways must have the approved hardware and not be pressure locked.

This photo is from a recent inspection. There are many problems in the photo. The most obvious is the lack of balusters leaving wide open spaces to fall thru. The handrails for the stairs are not grip-able. The open risers on the stairs since the height of the deck is over 30 inches.

This stairway shows a few safety defects. The stairs are narrow and do not meet the modern recommendations for width. There is a light at the top of the stairway, but no light at the bottom landing. This causes shadows and makes traversing the bottom landing potentially more dangerous.

Stairways can be one of the biggest causes of injury in residential buildings. An inspector should check for things like cracked treads, uneven risers, loose handrails, and bad lighting. These things should be included in the inspection report to make the client aware of any potential hazards.

Double egress doors differ from double acting doors both in application and purpose. While egress doors open in opposite directions, double acting doors. It can comprise either a single door or a pair of doors where one is considered as the active door.

The front deck of this home had multiple safety concerns. Hand rails need to be grip-able. There needs to be at least a 1-3/4" wide and no more that 6- 1/4 wide rail with graspable finger recesses on both sides. This included handrails for deck areas. If this is not provided you should indicate this on your report.

Window bars. Where these window bars are used for protection they also pose a hazard for egress during fires and emergency situations. If window bars are on a basement or sleeping room window they need to have quick release mechanisms in place to aide in egress.

Child safety: Stair railings should have the spindles spaced no more than 4 3/8 inche apart so that a small childes head cannot get stuck. The railing should be secured enough that is can with stand a 200pd force at any point on the railing. The triangle formed by the riser and the tread and the bottom of the guard should not be able to pass a 6 inch sphere.

In this photo, it is clear to see that the rails create a ladder effect does not meet modern standards. These rails would allow for children to climb up the rails and possibly fall causing serious injury or possible death.

All houses are required by code to have one egress door no matter the size of the house. This is to provide occupants with access from the habitable portion of the home to the outside without having to go through an attached garage or other structure.

Main egress for this property. Door is 36 inches wide and 6 foot 8 inches high.landing is just below the door threshold and the landing is plenty bigger that the recommended size for an egress landing. Storm door has also been installed and swings out properly. No defects observed. Inside door lock is hand controlled dead bolt and does not require a key to exit the door.

This is the front door of this home, it meets all of the requirements for means of egress. There is greater than a 36" x 36" landing in front of the door, the interior door swings into the home, and the storm door swings towards the exterior. There is a single step from the front porch to the interior of about 7".

I read about carpet beetles, they are a common source of damage to household goods similar to moths. The holes will be more irregular and you won’t see the signs of clothing moths around, flying adults, cocoons, pupae casings, etc. Carpet beetles can live in furniture, stored clothing, or the lint and hair around your baseboards. The best method to prevent an infestation is to regularly clean, vacuum, and dust to ensure there is no build up as a food source. If they are found they can be treated both poisons and with desiccant products such as diatomaceous earth or silica aerogel.
