The image in the link above shows improper spacing of the risers, between the treads. A 4-inch sphere (styrofoam, sometimes carried with an inspector on-site) is used as a guide for the standard, maximum safe allowance for riser spacing.
Likewise, further, the space between vertical balusters is to be inspected also for a maximum open space of 4 inches.
These are important standards by which to abide, as they are “child unsafe” and shall be called by an inspector.
As I view the illustration of the egress door swing exception, I have learned that there are requirements that must be met for the exception can be excepted. The storm and screen doors have to swing in the opposite direction of the door. The steps also have requirements that have to be met when it comes to the height and the width. Height should be 7.75 and width should be 3 feet wide.
This is a pic of the front entry door and storm door. Both doors are 36" wide. The storm door is left handed outswing, while the main entry door is a left handed inswing. The step up from the landing is 6". The landing is wider than the entry door and about 60" forward from the end of the sidewalk
Inspecting stairways is an extremely important part of the hoe inspection. outside of the technical specifications the stairways should meet or exceed; safety is of the utmost importance. Some of the things to take special notice of are making sure there is a proper handrail on at least one side of the stairway, or both sides if it is an open stairway. The risers and treads should be the proper/consistent height and depth to allow for safely ascending and descending the stairs. The should also be proper lighting throughout the stairway
This is an image of the rear stoop that leads from the kitchen to the back patio at my home. The top landing meets the minimum dimension requirements along with the requirements for slope, handrails, and spacing between the threshold and landing.
The image depicts a cross section of a handrail used for stability on a staircase. The image demonstrates proper attachment to the baluster along with the requirements for a handrail to be considered graspable. The handrail may or may not be rounded and must have a top width between one and a half and 2 inches.
Question. Egress video shows a minimum dimensions on the egress door to be 6’8" tall (80") X 3’ wide (36"), while other videos and comments mention a minimum of 78" tall (not the 80") and 32" wide (not the 36") What would it be the correct dimension?
Thanks in advance for your promptly reply.
