Thanks Nick. Hello everyone - George Rapciewicz, CMI in Temecula, California, and glad to be here.
A bit about me, since I built this myself: I’m the owner of Semper Fi Home Inspections and of Always Faithful Insurance Agency. I’ve been in construction over twenty years - I started as a lineman in the Marine Corps and I hold a California C-7 low-voltage electrical contractor license and OSHA 30. On the inspection side I’m an InterNACHI Certified Master Inspector (#NACHI25032314), a HUD 203(k) Consultant, a HUD REAC NSPIRE certified inspector, and a certified construction inspector and auditor. Through Always Faithful, my licensed property and casualty agency, I also review the 4-Points and Wind Mits from the underwriting side. I hold a Doctorate in Business Administration and spent twenty-five years in federal program management. Marine Corps veteran, Sergeant, and a Purple Heart recipient. So this app comes from someone who has stood in the attic and also read the file the underwriter sees.
I built Semper Fi Home Inspections because I wanted to leave the property with the report done, and I couldn’t find an app that did the Florida 4-Point, the OIR-B1-1802 and the Texas REI 7-6 as the actual promulgated forms instead of a lookalike. I also built it at a price fellow inspectors can actually afford - $38.99 a month, no per-report fees, no per-seat games - because I’m one of you and I know what the other tools run. It does five inspection types - home, TREC, 4-Point, Wind Mitigation, and commercial to the InterNACHI Commercial SOP - out of one job, with 5,299 editable narratives that fill the observation, recommendation and severity when you tap them. Add the 4-Point or the 1802 to a home inspection and the form questions show up inside the sections where you can see the answer, so you get three documents from one walk. Works with no signal.
The job starts with the agreement, so the app does too. There are five agreement slots, one for each inspection type, and they start empty on purpose - I ship no template, no sample and not one suggested clause. Your contract is yours and your state’s, and the day I hand thirty-six countries’ worth of inspectors a starter paragraph is the day it quietly becomes my wording in your file. What the app does is fill it: paste your own agreement in once and it drops in the client name, property address, date, time, fee, your license and your company from the job. Email the client a link, or hand them the phone at the door. They sign with a finger - no account, no app to install, nothing to create - and a signed copy goes out by email. If you work in Spanish you write the Spanish version yourself; the app translates its own buttons and never your agreement. It also does not spell-check, trim or reformat a word you typed, because the moment it has an opinion about your contract it has taken a position on a document it did not write.
On Spanish generally, since it gets asked: the whole app can run in Spanish, and the findings report prints in Spanish - the narratives and your own typed notes with it, not just the headings. The state forms print in English, because that is how they get filed.
On the forms themselves: they come out flattened. Once the 1802 or the 4-Point is generated nobody can retype an answer into it, which on a document you sign and carry personal liability for is the part that matters. Your initials and the property address print along the bottom of every page, your photographs come out on a numbered addendum behind the form, and anything you did not observe prints blank - the app never fills in an answer you didn’t give.
On your data, since I know it comes up: I do not sell it, I cannot sell it, and I will not. I’m a licensed insurance broker and a licensed contractor - selling client data would break the law and could cost me those licenses, and it would get the app permanently banned from Google Play. That is not a risk I would ever take. Here is how it is handled: everything between your phone and the server moves over an encrypted HTTPS/TLS connection, the same kind of link your bank uses; your inspections, photos and client records are stored on managed cloud infrastructure that encrypts data at rest; your password is kept only as a salted one-way hash (bcrypt), never in plain text, and I never see it; your own signature is drawn once and stays on your device - it reaches the server only inside the request that stamps one document, and is not kept after that; a client’s signature on an agreement is the one thing that IS stored, because it is the record that they signed, and it is deleted the moment that inspection or your account is deleted; and card payments run entirely through Stripe, so your card number never touches my app or my servers. Delete your account and your inspections, photos and client data are removed, not archived. I built this to be a tool you can trust with a client’s house, not a data funnel.
The InterNACHI offer: a 30-day free trial instead of the public 14, no card. Go to InterNACHI Member Offer in a browser first, create the account with your member number, then put it on your phone. If you install from Play first you get the 14 and I can’t add the extra days after the fact.
Want to see it before signing up? The walkthroughs are open to anyone at Home Inspection App .
One more thing: if there’s a feature you’d like to see, or you run into a bug, email me directly at [email protected]. I built this for us, I’m actively developing it, and the best ideas come from inspectors actually using it in the field.
Cancel any time. I’ll be around this thread - happy to answer anything about how it works or how it handles your data.
