A few people asked me about this so I wanted to clarify for people what you are saying. An outbound link from someone’s site does NOT dilute your SEO. What is true is that an inbound only link is worth more than a two way link (you link to them and they link back).
Neither will hurt you, it’s just that one will help more than the other.

Brian, the most valuable incoming links are from related fields. Google sees more value in real estate related sites pointing to yours than it will a pet store (for example). Now if you’re thinking it’ll compete for the exact same phrase than what you’re really saying is that you don’t want to be helping another site compete directly with you.
