It was a piece of property that used to be a bed and breakfast. There is a main house and three small detached cottages. These pictures were all from the main house. The inspection report was about 60 pages long. The inspection took 4-1/2 hours and the report took 3-1/2 hours. I earned my $$ on that one.

This was the first comment in the electrical section of my report:
Due to the over all condition of the electrical system it is strongly recommended that the entire system have further evaluation by a licensed electrician before operating any fixtures. Multiple hazards exist within the system including risk of fire and electrocution.

For what it's worth I think that is a great way to start.

Thanks Bob. I wanted to stress the severity of the situation. Quite often, clients tend not to see serious issues for what they are. They get too starry eyed with the property.
