Don’t forget to look in the return plenum.

What a mess!!! Tell us more please.

Are those wires that are submerged?

Whats the brownish orange flex?

Is that a sub slab air duct?

This is shoot of what was under a wooden return plenum. The orange tube is the refrigerant line(suction) and the other is the condensate line, the water heater was also leaking in this area(seller had a plastic cup under the leaking valve), there were several romex circuits lying in this mess. The tile, wood floor, and carpet in a 12’ radius were saturated.

The seller had already replaced sections of wood floor and all new carpet in the house.

There was also a bad shower pan in the master bath-directly above the kitchen, that had a new coat of paint on the ceiling.

At just under 2800 sq ft this home has been the longest and most defects in an inspection to date.
Keep all your sense running at all times.
happy inspecting.
