Messed this up good

I missed something , client called and i went and reinspected … they were correct. and it is big enough … first time this has happened in 800 Insp. i am insured of coarse, i did not get my contract back signed from them, out of state clients, just let it slip … what do i do now .? help argh !

Contact your insurance provider. Not having a signed contract is not good. No signed contract - No inspection! Do you offer the buy back guarantee?

Never ever do an inspection without a signed contract. I mean don’t even step onto the property.

We have implemented this year that the contract has to be signed 24 hrs prior to the inspection or we will cancel it. We have that in the original email and tell them this on the phone. Guess what, no more unsigned contracts. They are all signed as soon as they get the email.

You’ll be far smarter after you sort out this issue, I would offer to give the money back.

Here in Florida… If it’s got wood framed floors then no question there is a crawlspace.

Here in SE Florida, I’ve seen concrete slab over crawl-space. The floors feel solid (you’d think it’s a monolithic Slab). It’s rare.

It’s a good idea to walk around the house and look for ventilation. You may not find any access.

Are they threatening to sue or will they allow you time to inspect the crawlspace…or is it too late, and they moved in and discovered something structural from the crawlspace?

And, just as an FYI, I never left home without a signed agreement or email acknowledging that that have had the agreement for 3 or 4 days, agree to it, and will sign at the inspection. :smile:

What someone else said here. Work with them see if they’ll be cooperative and allow you to handle the fix whether you hire a contractor or fix it at the direction of a structural pro.
I messed one up in my early months as an inspector and didn’t have a signed contract either. It was painful and I learned an expensive lesson.

This was in Deerfield. I have seen many up and down the coast of Florida. This one had two means of access, one at the exterior front of the house, and the other, in a closet.

The last time I saw that paper wire mesh form deck was in the early 60’s. How old was that building?
And even with concrete in that design, you can still have a hollow sound.
