My response was I don’t fuss with blinds because they are personal property and they break easy. I also sent along a picture of the blind, intact, taken during the inspection.
He thought I should refund him $50 so he could replace the blind.
Did this person walk through the house with you during the inspection? I’m sure they walked through the house several times why didn’t they see the broken blind?
This is where a body cam can be useful in case you don’t get a pic of the BS claim.
Yep they walked through with me. The “broken” blind is the one on the right in the picture.
That’s part of the reason we do the 360°.

Wow that is IMO fairly pathetic compared to I am sure other items you most likely had in the report that the client again most likely did not press for. It would be interesting to see into the mind of that client to understand why?
On another note do you use a review screening service? Why is there an “Exclude Rating” menu button?
There are some people who don’t have the programming to be homeowners. I have never set up a ratings system so no one has ever had a chance to give me a one-star rating.
The rating system is just part of the software we use. I’m not sure that I ever “set it up”.
I also find it odd that there is a remove button for reviews I don’t like.
I’ve never used it and I don’t plan to remove that one. I cherish it more than my many “10s”. ![]()
I had a similar ish experience several years ago when the seller removed all the shutters after the inspection, and somehow it was my fault for not noticing the damage that removing the shutters caused.
My agreement specifically disclaims blinds and window coverings now.
You might be able to get that taken down, if your agreement disclaims them. Many bad reviewers put their foot in their mouth with disqualifying language.

Congratulations, I got a 1 Star on Yelp from a client I didn’t even work for. She was upset that my fee was too high compared to what she wanted to pay. A 1 Star review validates all your 4 & 5 Star reviews, don’t sweat it.

Leave the review live. It shows you and your business are human. The person is obviously a fool without a clue. It’s really all about how you respond. Try out chat gpt and ask it to write several appropriate polite responses - add to chat gpt polite thoughts you would like to convey. Example: Thank you for reaching out and sharing your concerns. I’m sorry to hear about the issue with the blind. Our primary focus during the inspection is to assess the core structure and systems of the home to ensure a sound investment and to help you avoid costly surprises in the future.

Neil is a good guy and easy to talk to. Very professional.
I paid for an inspection on a home that was built in 2002. Though Neil spent a lot of time reviewing my home, I later found items that I feel he should have caught.
The basement shower didn’t have a P Trap. There was a smell in the basement when we moved in and this ended up being the cause.
There was a leak hidden by a 2’ plastic sheet stapled to the floor joist; seen by pushing the drop ceiling tile aside from the basement. This was an easy fix but also an easy find and notable on the inspection form.

Thank you Sean for the review. In response to the 2 items that you feel i missed, a home inspection is a visual inspection and a plumbing trap is not a visual component when installed in a basement and at the time of inspection there were no noticeable smells.
In response to a leak, i quote from your statement above

You noted it was hidden and a tile had to be pushed aside to see it.
It is unfortunate that you experienced some minor problems with your purchase, I try my best to identify all defects, but there is always some risks that may not be apparent when a home inspection is performed.

I know someone who left himself a 1 star review as a last minute opportunity to speak to prudent homebuyers who sort by lowest review when vetting potential inspectors. He has so many 5 star reviews that it didn’t affect his average. He’s actually active on this message board, but I’ll let him chime in if he wants to out himself.
Pretty keen idea, but I do wonder if it technically violates google guidelines.
