Need opinions...please

The following pictures are from a one year builder warranty inspection I did today. There are three columns on the front porch. The top two thirds of the columns are painted wood (cedar maybe?) the bottom third is brick veneer.


All three columns have a black growth on them. The client said it just started about a month or two ago. If you notice in the pics, the black is only on the columns and not on the header or the soffit. The header and soffit were fabricated out of cement board (Hardi Plank).

What do you think is causing this? Obviously moisture some how but why not on the header too?

The roof above it is not leaking.

My initial thoughts were:

Maybe the builder didn't use exterior grade paint.

and/or

didn't prime the columns before painting.

What say ye......

I'd say you are on the right track. Looks like

oxidizing paint to me. Probably wasn't primed.

IF the answer is yes then the best advice I can give is to clean with a bleach/water mixture prime with oil and use an elastomeric paint.

I worked with a painting contractor for a couple of seasons and this was the only cure that he found that would work.

Problem is not enough sun in the winter to evaporate the moisture from overnight.



I get a green patio (concrete) every winter on the North side of my house.

I totally agree with Scott. My front porch does the EXACT same thing and Clorox takes it off. This side gets no sun whatsoever and the, we’ll call it MILDEW, builds up fairly quickly.
