New construction inspections, what could be wrong?

I have found more items to write up in some new construction then I do in some older homes.

For what it’s worth I am extremely detailed “ the word anal probably best describes what the builder thinks”when in inspecting new homes. I look at it as if my client was buying a new car, if you’re paying full price for the car there should be no dents or scratches in the paint.

So where’s the leak? All I see is some insulation.

It was under an attic vent.

Did that water come up from the ceiling or down from the roof. So where is the leak on the roof picture? For all, I know the insulator took a piss on that insulation when he was finished.

That would be some feat to piss in two perfectly straight lines 1.5" apart directly under a truss web across 5 or 6 feet of undisturbed insulation.

I’ve got a picture of what it looks like when someone has pissed in the attic somewhere. It doesn’t look like that.

I’m not trying to bust your balls, Dave I’m just saying if it’s leaking where is the rotted substrate on the trusses or rafters?

Got ya, not taken that way. It’s new construction. The ugly that happens with long term roof leaks hasn’t developed yet. I don’t think it has even made it through the insulation yet.

Yes, every single house in my area…

Where to start…insufficient grade away from foundation; lack of swales between homes built close together; water heater installed directly on a floor sloped away from the floor drain; missing fireblock, NM not protected from physical damage; white ungrounded conductors; drip edge not properly installed; missing ice barrier. The last six Horibleton homes I’ve inspected had all of these, two of which had a soil failure resulting in a failed foundation.

Everything you posted before you deleted it is very common in this area too. Plus many other defects.

Oops!! That was unfortunate.

I find missing insulation on every new build. Every once in a while, I find an HVAC supply that never made it through the sheet rock.

Every single one!

Several times a year… a couple weeks ago I found a register boot installed with no duct connected.

Yes, almost every single home has low insulation or compressed insulation by foot traffic.

That’s interesting, around here the Certificate(s) typically claim that 13.5" = R-38. :thinking:
